Booking Terms and Conditions

No Place No Pay
  1. Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Prestige Student Living operates, and who book a room with Prestige Student Living, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.
  2. Only new customers who have never lived at a Prestige Student Living property are eligible.
  3. If a customer does not gain a place at their chosen University of College and wishes to be released from their Tenancy Agreement, they must provide Prestige Student Living with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.
  4. Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer’s UCAS status along with the results etc. This can be emailed to [email protected] or posted to Prestige Student Living, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.
No Visa No Pay
  1. Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Prestige Student Living operates, and who book a room with Prestige Student Living, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.
  2. Only new customers who have never lived at a Prestige Student Living property are eligible.
  3. If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Prestige Student Living with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.
  4. Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue. This can be emailed to [email protected] or posted to Prestige Student Living, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.
Discounted Room Prices

Some Prestige Student Living properties include a discounted rate or special offer. If this is displayed on the website you will be eligible to receive this discount.

  1. Customers who book a room at a Prestige Student Living property when a discount promotion is running will be eligible to receive the discounted rate.
  2. Any discounts offered will be taken off your last payment of rent. However this will be displayed on the website as what the weekly rate would be with the discount taken into consideration.
  3. Prestige Student Living do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Prestige Student Living Ltd and as such, are not bound to honour any rates or information displayed on a third party website or social media where it differs from that shown on our own websites.
  4. Prestige Student Living do not accept responsibility for any vouchers, discounts, or incentives run by any website that is not owned and operated by Prestige Student Living Ltd and as such, are not bound to honour any incentives they may offer as part of their own marketing where it differs from that shown on our own websites.
Cancellation Policy

Our full termination policy is detailed for you within the booking section of our website. Please read it carefully and ensure that you fully understand it.

You can cancel your booking up to 14 days after you accept your offer or pay your deposit (the Initial Cancellation Period), which reduces to 7 days from 1st August ahead of the academic year being booked, providing you have not already moved in to the property and we will refund your security deposit in full. Deposits will normally be refunded within 28 days of cancellation, however our legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, we are unable to influence their processing time.

If you cancel your booking after the 14 day Initial Cancellation Period (7 days after 1st August), you will remain liable for the weekly rent (for each and every week or part week) until we are able to re-let the room. If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.

Rebooking Policy

For students that rebook their room, they are able to have their deposits transferred over from one year to the next, within in Deposit Protection Service. For more information please contact the Sales Team.

Competitions Terms and Conditions

General Competition Terms
  1. If a prize is available, no alternative prize, or cash alternative will be aviailable unless specified in writing.
  2. Entries must be made by a current resident in a Prestige Student Living property unless specified as open to any other entrants.
  3. The competition will open and close on specified dates.
  4. If a hashtag is required, no entries will be accepted that do not use the correct hashtag.
  5. In accepting any prize, the winner consents to Prestige Student Living including them in publicity on social media and the Prestige Student Living website.
  6. The winner must contact Prestige Student Living in order to claim their prize.
GENERAL PROMOTIONAL OFFER TERMS
  1. Offers are subject to availability and subject to budget caps. At peak periods, offers are subject to change or removal without prior notice.
  2. Promotions and incentives are only valid if the claiming student fulfils the requirements of the booking including moving in to the property and paying at least the first instalment of rent.
  3. Offers start and finish on specified dates – bookings outside of these dates are not eligible.
  4. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.

Promotion Terms and Conditions

Refer a Friend Incentive

If you refer a friend to a Prestige Student Living property you may receive vouchers, discount, or cashback.

  1. The refer a friend offer will only be valid on certain properties, as advertised from time to time.
  2. Students must refer a friend who books at a Prestige Student Living property.
  3. The referred friend must make Prestige Student Living aware that they have been referred by naming the referring friend in writing (email).
  4. The student will only receive the incentive when they have checked in to the property and paid at least the first instalment of rent.
  5. Not in conjunction with any other offer.
  6. Subject to availability.
Group Booking Incentive

If you book as a group with Prestige Student Living, you may receive a discount or vouchers.

  1. The 'group booking' offer will only be valid on certain properties, as advertised from time to time.
  2. Customers must book as a group at the same time at a Prestige Student Living property.
  3. The customers must make Prestige Student Living aware that they are booking as a group or book as a group through the Prestige Student Living website.
  4. The customers will only receive the vouchers when they have checked in to the property.
  5. If any members of the group cancel within the Initial Cancellation Period, or fail to move in, the group offer will not apply.
  6. Not in conjunction with any other offer.
  7. Subject to availability
Re-booker Booking Incentive

If you currently live with us and re-book your accommodation you may receive a booking incentive, vouchers, or cashback.

  1. The booking incentive will only be issued after the Initial Cancellation Period has passed.
  2. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid
  3. Not in conjunction with any other offer.
  4. Subject to availability.
Book Before Christmas Inventive (New Customers)

If you book your room with Prestige Student Living before Christmas, you may receive a booking incentive.

  1. The student must be a new customer to Prestige Student Living.
  2. Incentives will be distributed to students after they have checked in the following September.
  3. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid.
  4. Not in conjunction with any other offer.
  5. Subject to availability.
Vouchers, Pre-paid Credit Cards, Cashback & Other Incentives

If you book your accommodation with Prestige Student Living, you may receive a booking incentive.

  1. Incentives will be distributed to students after they have checked in at the start of their contract period.
  2. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid.
  3. Not in conjunction with any other offer.
  4. Subject to availability.
  5. All booking incentives are only applicable to ‘full year’ bookings longer than 40 weeks.
  6. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.
Rental Discounts

Prestige Student Living may sometimes offer rental discounts.

  1. The saving advertised will always be the highest amount you can save.
  2. The rental discount will always be discounted on your last rent installment.
Gym and Swim Membership

If you book Fraser Studios, you may receive a free Gym and Swim membership.

  1. The membership is an off peak Gym and swim membership which includes all the classes.
  2. The membership is valid form the first date of your tenancy and is set up by visiting the gym any day on or after 02/09/2018 and signing up.
  3. Students can upgrade to a peak membership for a one off fee paid directly to Aberdeen Spots Village of £60.00.
Fitness First Offer

Prestige Student Living reserves the right to amend or cancel this offer at any time and without notice.

  1. Membership will only be started after deposit is paid, tenancy agreement and guarantor documents are complete and received in full and the Initial Cancellation Period has passed.
  2. Cost of membership (£200) will be deducted from the deposit in the event of no show or failure to make at least first instalment payment.
  3. To receive this offer, you agree for personal information to be passed to Fitness First for the purposes of processing your membership.
